Calgary Realtor Commission: How Much Can You Save With 2% Realty?

Selling your home in Calgary? Understanding real estate commission could save you thousands of dollars.

When homeowners start thinking about selling, they often focus on one important question: How much is my home worth?

But there's another question worth asking: How much of the sale proceeds will I actually keep?

Real estate commission is one of the largest selling expenses, and the amount you pay can make a substantial difference to your bottom line.

At 2% Realty, I offer Calgary homeowners full-service real estate representation for just 2% commission, helping sellers keep more of their hard-earned equity.

How Much Is Realtor Commission in Calgary?

Real estate commissions in Calgary are negotiable. There is no mandatory or government-set commission rate.

One commonly referenced commission structure is 7% on the first $100,000 of the selling price and 3% on the remaining balance.

However, not all brokerages use this structure, and sellers are free to discuss and negotiate commission arrangements.

At 2% Realty, our commission is calculated at 2% of the final selling price.

For example, on a $600,000 property:

  • 7%/3% commission: $22,000

  • 2% Realty commission: $12,000

  • Potential savings: $10,000

That's an additional $10,000 in your pocket, before GST.

Does Paying Less Commission Mean Receiving Less Service?

This is one of the most common questions I hear from Calgary homeowners.

The short answer is no — not when you sell with me.

A lower commission doesn't have to mean sacrificing professional representation, property exposure or experienced negotiation.

My clients receive a comprehensive real estate service designed to help them achieve the best possible outcome in the current market.

1. Strategic Pricing Based on Calgary Market Conditions

Correct pricing is essential, particularly when buyers have more properties to choose from.

I evaluate recent comparable sales, active competition, property condition, location and current buyer activity to recommend a pricing strategy.

The objective isn't simply to get your property listed. It's to position your home competitively to attract serious buyers.

2. Professional Photography and Property Presentation

First impressions matter, particularly online.

Professional photography, thoughtful property presentation and compelling listing descriptions help buyers understand what makes your home appealing.

Depending on the property, I may also recommend practical improvements, staging or virtual staging to help showcase its potential.

3. Full MLS® and REALTOR.ca Exposure

Your property receives exposure through the MLS® System and REALTOR.ca, where buyers and their Realtors® can discover your listing.

Choosing 2% Realty doesn't mean restricting your property to a smaller audience.

4. Digital and Social Media Marketing

I use digital marketing, social media and property-specific promotional strategies to help generate awareness and interest.

Marketing recommendations are tailored to the home, its location, target buyers and current market conditions.

5. Experienced Negotiation

Selling a home involves much more than accepting an offer.

Price, deposits, financing, inspections, conditions, possession dates and other contract terms can all affect the outcome.

As a Real Estate Negotiation Expert (RENE), I help my clients evaluate offers, understand their options and negotiate with confidence.

6. Personal Guidance From Start to Finish

From preparing your property for sale through to negotiations, conditions and closing, I provide advice, communication and support throughout the process.

My approach combines professional marketing with practical experience and personal service.

Why Does Saving Commission Matter?

Consider a homeowner selling a Calgary property for $700,000.

Using the comparison above, selling with 2% Realty could mean saving $11,000 in commission before GST.

That money could contribute toward:

  • Moving expenses and legal fees

  • Renovations or furnishings for your next home

  • Paying down your mortgage

  • Your next down payment

  • Retirement savings or other financial goals

The important figure isn't just what your home sells for. It's what you keep after selling expenses.

Is 2% Realty Suitable for Condos, Townhomes and Detached Homes?

Yes. I help sellers market a wide range of residential properties throughout Calgary and surrounding communities.

Whether you're selling a downtown apartment, a West Calgary townhome, an inner-city character home or a detached family property, the same principle applies: professional representation with a commission structure designed to reduce selling costs.

Every property requires an individual marketing and pricing strategy.

For condominium sellers, that may include evaluating competing listings, condominium fees, reserve fund information and buyer concerns.

For detached homes, presentation, neighbourhood competition, property features and recent comparable sales may play a larger role.
