Calgary Real Estate Market Update — February 2026 Stats (CREB®)

The Calgary housing market continues to settle into a more balanced trend as we kick off 2026, with conditions differing significantly by property type.

Overall Market Snapshot

According to the most recent figures released by the Calgary Real Estate Board (CREB®) for February 2026:

  • 1,526 residential sales were recorded  an 11 % decrease compared to last February.

  • Inventory levels reached 4,822 units primarily driven by higher density product like condos and row homes.

  • Sales-to-new-listings ratio: 55 %, illustrating balanced market conditions.

Property Type Breakdown

Detached & Semi-Detached Homes

  • Detached homes continue to be the tightest segment, with less than 3 months of supply in many districts especially the West.

  • Semi-detached homes have even tighter supply at around 2.4 months, supporting modest price gains.

Row Homes

  • Inventory grew in February, but increased sales helped bring the months of supply back toward balanced levels at 3.5 months.

Apartment Condominiums

  • This sector continues to be oversupplied, posting months of supply well above 4, which is weighing on prices and favouring buyers.

Price Movements

While benchmark prices edged up monthly for many property types, the overall Calgary benchmark price sits around $560,500 — about 1 % higher than January but below last year’s levels.

What This Means for Market Participants

  • Buyers may benefit from more selection — especially in apartments and higher-density product.

  • Sellers in detached and semi-detached segments may still see competitive activity due to tighter supply.

  • Investors could find pricing adjustments and negotiating room in oversupplied condo markets.
