Calgary Housing Market Update: October 2026 Prices & Trends

Calgary Housing Market Update: October 2026 — Where Are the Opportunities for Buyers and Sellers?

Calgary's real estate market is shifting as we approach the end of 2026. But while sales activity has slowed and prices have softened in some segments, not all property types or neighbourhoods are experiencing the same conditions.

According to the Calgary Real Estate Board (CREB®), October 2026 recorded 1,592 residential sales, a decline of 15.3% compared to October 2025.

The citywide residential benchmark price was $564,200, down just 0.4% year-over-year.

However, these overall figures don't tell the complete story.

Apartment condominiums, row homes, detached houses and semi-detached properties are experiencing noticeably different market conditions.

For Calgary buyers and sellers, understanding these differences is increasingly important.

Calgary Real Estate Market Statistics — October 2026

Here is a snapshot of Calgary's residential resale market:

Market indicatorOctober 2026
Residential sales 1,592
New listings 2,928
Total inventory 6,173
Residential benchmark price $564,200
Months of supply 3.88
Average days on market 43
Sales-to-list-price ratio 97.30%

Although inventory declined compared with October 2025, slower sales have resulted in more months of supply.

This means buyers generally have more breathing room than they did during Calgary's more competitive market conditions.

However, the amount of negotiating power available depends heavily on the type of property and where it is located.

Calgary Home Prices: Which Property Types Are Holding Their Value?

One of the most interesting developments in October's statistics is the difference in price performance between housing categories.

Property typeBenchmark priceAnnual change
Detached $735,100 -0.7%
Semi-detached $685,200 +0.8%
Row homes $407,500 -5.1%
Apartment condos $288,800 -7.9%

Detached Homes: Relatively Stable Prices

Calgary's detached benchmark price was $735,100 in October, down just 0.7% from the previous year.

With 3.34 months of supply, detached properties continue to experience tighter market conditions than apartment condominiums.

For sellers, this doesn't mean every detached home will sell quickly or achieve its asking price.

Location, condition, layout, competing listings and pricing strategy remain important.

For buyers, the market may offer opportunities to negotiate without the same urgency experienced during periods of extremely limited inventory.

Calgary Condo Market: More Choices for Buyers

Apartment condominiums have experienced the largest annual benchmark price decline among Calgary's major property categories.

The October benchmark price of $288,800 represents a 7.9% decline from October 2025.

With 5.28 months of supply and an average of 55 days on market, buyers have more opportunities to compare properties and carefully evaluate their options.

For first-time buyers, downsizers and investors, this may create opportunities worth exploring.

However, buyers should look beyond the purchase price.

Condo fees, reserve fund contributions, building maintenance, special assessments and the financial health of the condominium corporation can significantly influence the overall cost of ownership.

For condo sellers, preparation is particularly important.

Professional photography, competitive pricing, thoughtful staging and addressing minor maintenance concerns can help a property compete against similar listings.

Calgary Townhomes: Opportunities for Buyers

Calgary row homes recorded a benchmark price of $407,500 in October, down 5.1% year-over-year.

With 4.44 months of supply, this segment is experiencing softer conditions than the detached and semi-detached markets.

For buyers who want more space than an apartment but aren't ready for a detached home, townhomes may offer an attractive alternative.

It's also important to distinguish between condominium townhomes and freehold properties, as ownership costs and maintenance responsibilities can differ significantly.

Semi-Detached Homes: A Different Story

Interestingly, semi-detached homes were the only major housing category to record an annual benchmark price increase.

At $685,200, the benchmark price was up 0.8% year-over-year.

This demonstrates why broad statements about Calgary home prices can be misleading.

Even within a softer overall market, certain property categories may experience greater price stability.

Is Calgary a Buyer's Market in November 2026?

October's figures suggest more balanced overall conditions than Calgary experienced during the exceptionally competitive market of recent years.

However, calling the entire city a buyer's market would oversimplify the situation.

For example:

  • Detached homes had 3.34 months of supply.

  • Semi-detached homes had 3.16 months of supply.

  • Row homes had 4.44 months of supply.

  • Apartment condos had 5.28 months of supply.

These differences matter.

A buyer searching for an apartment condominium may experience considerably more choice than someone looking for a particular detached home in a popular neighbourhood.

Market conditions also vary by price range, property condition and location.

What Should Calgary Home Sellers Do Right Now?

In a market where buyers have more choices, sellers need to be strategic.

1. Price according to current competition.

A property's value is influenced by what buyers can purchase today, not simply what similar homes sold for during stronger market conditions.

2. Make presentation a priority.

Professional photography, clean and uncluttered spaces, appropriate staging and updated lighting can improve a property's first impression.

3. Address minor maintenance issues.

Dripping taps, sticking doors, damaged flooring and other visible issues can leave buyers questioning how well a property has been cared for.

4. Review the competition regularly.

New listings, price reductions and recent sales can change a property's competitive position.

5. Consider the overall cost of selling.

With 2% Realty, sellers can benefit from a 2% commission structure while receiving professional marketing, MLS® exposure and experienced representation.

What Should Calgary Home Buyers Consider?

For buyers, softer conditions in certain market segments may provide opportunities.

However, purchasing a home still requires careful planning.

Before beginning your search, consider:

  • Obtaining mortgage pre-approval.

  • Understanding your deposit and closing costs.

  • Reviewing comparable sales before making an offer.

  • Considering financing and inspection conditions.

  • Evaluating condominium documents when purchasing a condo.

  • Working with an experienced Realtor® who understands negotiation and local market conditions.

Calgary Real Estate Outlook: What Happens Next?

As Calgary moves toward winter, seasonal changes typically influence both listing activity and buyer demand.

October's statistics show that supply is beginning to ease, but sales remain slower than a year ago.

Whether these conditions translate into further price adjustments will depend on buyer activity, new listings and the balance between supply and demand in each market segment.

Rather than trying to predict exactly where prices will go, buyers and sellers should focus on current neighbourhood-level evidence and their own financial circumstances.
